Joel's Real Estate Law Experience: Joel has been practicing real estate law in Colorado since 1980, representing real estate developers, agents, landlords and tenants of commercial, industrial, retail, and residential property; buyers and sellers of raw land, multi-unit residential buildings, single-family homes, retail and industrial properties. In connection with his representation of developers, Joel has helped them both buy and sell raw land; work with contractors to develop the land; and draft master leases for use in their finished office buildings and shopping centers. Ancillary work in this area includes negotiating leases with the tenants and evicting tenants, when necessary. In his representation of real estate agents, Joel has incorporated corporate brokers, helping them to navigate the requirements of both broker licensing requirements, as well as the statutes regarding incorporation. Joel works closely with his broker clients when they run into situations beyond their expertise, both personally and on behalf of their clients. Joel has extensive experience working with leases and lease disputes, drafting such leases for his landlord clients, reviewing leases for his tenant clients, and negotiating the leases on behalf of both landlords and tenants. In addition to transactional experience, Joel has a litigation background in the real estate field. This experience allows Joel to more effectively draft and negotiate real estate documents, as well as represent his real estate clients when disputes arise. In any dispute situation, Joel tries to negotiate a fair and reasonable settlement, to allow the parties to quickly and inexpensively reach an agreement, without the time and expense of litigation.
